The challenge
A 27,000 SF office and retail building was undergoing a seismic retrofit. Its second floor had been gutted, most retail tenants had left, and the proposed office configuration did not fit the sizes of businesses seeking space in Old Pasadena.
Our approach
MacVaugh & Company reviewed the floor plans and local demand, recommended a common corridor and a small finished marketing suite, and directed the leasing campaign toward design-oriented businesses and area brokers.
Reported result
The original case study reports that all second-floor office space was leased within three months of completing the marketing suite, with building occupancy reaching 95% at the time of the report.
