Transaction record

Ryan's files with the firm run from 2018 to 2026. The centerpiece is a single client, Chalice Collectibles (originally CoreTCG), taken through nine leases and a sublease listing in Monrovia, Arcadia and Azusa as it grew from a 7,600 SF warehouse to a two-building, 37,000 SF campus — the subject of a case study below. Around it sit tenant-side leases for technology and manufacturing users (Edisun Microgrids, Heliogen, Elektron Music Machines, SunVapor, Superfit Hero), three sublease dispositions for tenants with surplus space, and industrial sales on both sides of the table.

He also carries the landlord side of a medical and professional office portfolio at 225–279 S Euclid Avenue in Pasadena, with new leases from 2021 and a round of extensions in 2025.
